House Rules

The House Rules may seem extensive, but I hope they will be helpful and, with mutual understanding, ensure a peaceful, comfortable, and worry-free stay.
Respectful use of the apartment will help me continue offering, also in the future, a welcoming, comfortable, and spotless holiday home equipped with all necessary amenities.
Confirmation of the booking and the start of the rental period imply that you have read and fully accepted the complete House Rules, and that you agree to comply with them throughout your stay in the apartment. In case of any violation of the rules and regulations, I reserve the right to refuse and/or terminate the rental without refund. For anything not explicitly stated, reference is made to applicable laws, good manners, and common sense, in the interest of all guests.

CHECK-IN

It is mandatory to inform us in advance of your arrival time. In case of arrival at Venice Marco Polo Airport (VCE) or Treviso Airport (TSF), the flight number is required in order to monitor any unexpected delays. Early check-in can be arranged, subject to the previous guests’ departure. For arrivals after 00:00 (midnight), a €20.00 surcharge applies (NOT applicable in case of flight delays beyond the scheduled landing time)

No arrivals after 02:00.

CHECK-OUT

On the day of departure, the apartment must be vacated by 10:00 AM. Late check-out is available upon request and subject to availability (no later than 12:00 PM). If late check-out is not requested in advance and the guest overstays, an additional night may be charged.

PASSPORT & ID CARD

At check-in, all guests are required to present a valid identification document (passport for non-EU citizens; passport, national ID card, or driving licence for EU citizens).

The apartment may only be occupied by guests who have been properly registered at check-in.

PARKING

Parking for cars and motorcycles is free of charge and available within the property. The need for a parking space must always be communicated before arrival; otherwise, availability cannot be guaranteed. I cannot be held responsible for any intentional or accidental damage to cars or motorcycles while parked on the property.

Parking large vehicles (such as 9-seater vans) inside the property is not recommended, as the entrance to the parking area is relatively narrow. Free public parking is available on the adjacent street, just 50 meters from the property.

KEYS & ACCESS CARD

Upon arrival, you will receive:
- the key to the main security entrance door
- the apartment key
- the key to the pedestrian entrance gate
- the key card required to activate the apartment's electricity.
The keys and key card are for the exclusive use of registered guests.

CLEANING

The apartment is delivered clean and in perfect condition.
The rental rate includes a cleaning fee, which covers the change of bed linen and towels, as well as the cleaning and sanitization of the bedroom, bathroom, kitchen, and the entire apartment before your arrival. For stays of multiple nights, no additional or daily cleaning service is provided.

KITCHEN

Guests are welcome to use the kitchen. Please ensure that all dishes, cookware, and kitchen utensils are cleaned before departure.
Failure to do so may result in an additional cleaning charge.

BATHROOM

Please do not dispose of sanitary products, wet wipes, or food waste in the toilet. Only toilet paper should be flushed.
Use of the washing machine is free of charge and should only take place while guests are present in the apartment.

LINEN

Bed linen and towels are provided. For stays of multiple nights, no linen change service is included.
Used towels should be left on the bathroom floor inside the shower, while clean towels should be left folded in the bathroom cabinet.

AC

Air conditioning is permitted only from May to September, and only when guests are inside the apartment with all windows and doors closed. Use outside this period is allowed only upon explicit request and prior approval.
In case of non-compliance, I reserve the right to switch off or adjust the system, and an additional fee of €50.00 per day may be charged, payable at the end of the stay.
The temperature must not be set below 26°C during the cooling season (May–September) or above 22°C during the heating season, in accordance with Presidential Decree Law No. 74 of 16 April 2013 and subsequent amendments.

HEATING

The heating system is automatic and does not require any adjustment.
During the winter period, the indoor temperature is kept constant at 20°C while guests are present and for a maximum of 12 hours per day; during the remaining 12 hours, the temperature is maintained at 18°C (in accordance with Presidential Decree Law No. 74 of 16 April 2013 and subsequent amendments).

GOOD NEIGHBORHOOD

To ensure respectful and peaceful coexistence, loud or disturbing noises are not permitted. Guests are expected to behave appropriately and respect quiet hours from 11:00 PM to 07:00 AM.

SHARED SPACES

The main entrance is shared to access the apartment. The garden is shared with me and my family.

PLEASE NOTE

1 - Guests under the age of 18 are not permitted unless accompanied by an adult.
2 - Guests under the age of 18 may not stay in the apartment without adult supervision.
3 - The apartment is not suitable for children under 2 years of age.
4 - The apartment is not equipped with children's facilities (baby cot, high chair, children's tableware, etc.).
5 - Pets are not allowed in the apartment.
6 - Smoking is not permitted inside the apartment. Smoking is allowed only on the balcony and/or outdoors. Please use the provided ashtray for ashes and cigarette butts.
7 - Parties and events are strictly prohibited.
8 - Weapons, explosives, and flammable materials are not permitted inside the apartment.
9 - The use of equipment or appliances not provided with the apartment is permitted only with my prior consent.
10 - The apartment is not rented to persons engaged in illegal activities.
11 - Any illegal activity within the apartment is strictly prohibited.
12 - The use of illegal drugs is strictly prohibited inside the apartment.
13 - Please avoid using household appliances after 11:00 PM.
14 - The apartment does not have a safe. Please do not leave valuables unattended.
15 - Whenever leaving the apartment, it is mandatory to close all windows, shutters, and lock the entrance door. I accept no responsibility for any loss, theft, or damage to your personal belongings left in the apartment or shared areas, nor for any damage involving third parties.
16 - Before leaving the apartment, please switch off all lights, appliances, the TV, air conditioning, and ensure that all water taps are turned off.
17 - I reserve the right to enter the apartment in your absence to prevent possible damage or dangerous situations. You will be informed whenever access is required. If there is reasonable suspicion that the apartment has been damaged, you are required to allow access for inspection.
18 - Do not dispose of waste in sinks, toilets, the garden, or any place not intended for waste disposal.
19 - Do not throw water out of the windows.
20 - It is forbidden to remove any items from the apartment (including towels, bed linen, tables, chairs, appliances, accessories, or any other property).
21 - Children are included in the maximum occupancy limit of the apartment.
22 - Prices are fixed and non-negotiable.
